Entry DescriptionThis Condominium is located within a new construction, residential tower along Miami’s Edgewater Skyline. Located on the lower third of the 58 story development and with direct views toward the water and east, it has become the home away from home, for their owners, who's work brings them to Miami on a regular basis.
Initially part of a branding concept the repeat client enlisted us to streamline clearances and flow and maximize generosity of light and space for the indoor-outdoor lifestyle at this tropical site.
The main other drivers were two paintings of the client's collection that were anchors to the main space which is used for entertaining.
Material selections include oak hard wood flooring, 5 grade plaster on walls and Natural Quartzite slabs for bathrooms and countertops.
Organically dyed custom casework adds character in spaces secluded from daylight and with give color accents referencing the location.
Lighting too is intentionally placed and performative; ensuring high quality illumination for the main zones of cooking, dining and the overflow media room/study; held by art pieces and washed in light. High efficacy and color fidelity are paired with the ease of a smart control. Select Decorative lighting completes the ambiances for each zone, lighting life, art and user at their preferences.
Sustainability ApproachA coordinated and detailed specification could be kept from new construction of the tower to the condo fitout. High efficacy state of the art LED technology is applied throughout and ensures highest quality, efficiency, and versatility in adapting to need and mood.
The calibrated Lutron HomeWorks smart control ensures ease of control, both, via the wall key plates or remotely and works in tandem with the continuous linen drape, used to balance the direct sun, glare and heat gain from the east and terrace.
Materials, fixtures, art and furniture additions are of crafted character, specific to the clients story; all are of high quality craft and make and of lasting character; adding to family heirlooms.
